The housing market in California has really been heating up recently! Many people are looking to utilize their space more effectively, or add a second income from their properties. ADUs or accessory dwelling units are a great way to do this!
Sometimes known as a granny flat or in-law unit, these are small-but-mighty residential units that feature kitchens, dining space, sleeping, and seating areas. By California law, these must be on the same property as the main residence.

A former garage turned industrial micro-home in Lithuania with modern lighting design, created from a garage shell attached to abandoned brick pantries. Designed by IM Interior, the home is a single, multipurpose room and a small bathroom. The industrial-style metal exterior contrasts with the birch wood cladded interior. I would love to do a project with inspiring lighting like this one!

This garden retreat in a former garage allows for indoor/outdoor living. Breathe in the fresh air while you work and play! Nature’s paint of green vines growing along the building’s exterior conceals it from the rest of the property, a hidden gem. Especially great for those who work from home!

A Portland, Oregon 800-square-foot ADU with a smartly-finished, street-facing recessed entryway and cozy mini-kitchen in warm colors with wood finishes. I love to design for small spaces just like this. Can I create one for you?

In a glamorous Oakland condo owned by a doctor who wants to host amazing dinner parties, I used gauzy fabric with geometric shapes and patterns in fun, bright colors to allow plenty of light in, contrasting the dark flooring and wall colors.

Both the dining room and the living room have matching drapes because they’re one open-plan space. The colors also tie the rooms together, for an elegant, energetic experience under stunning glass chandeliers.
Hillside Sanctuary

We created a sumptuous sanctuary for a busy Bay area couple, with fabrics and furniture that’s very sensual in nature. Notice the gold banding on the floor-length draperies, a luxury detail that really ties the space together by repeating the accent color of yellow on the purple drapes.

The draperies are blackout blinds, an important detail for restful slumber in a room with floor-to-ceiling windows.

Working from home has become the standard for many people. But it doesn’t have to be boring! Here at a Pacific Heights living room/home office, we created a color story with gold, dark blue, and red.

The woven grass shades allow light and shapes through, to avoid feeling isolated from the outdoors. Plus, I love this unusual bench seat! However, if you need to focus, you can draw the crisp gold floor-to-ceiling draperies for a distraction-free workspace. The best of both worlds.

There are a million-and-one ways to dress and cover your windows. Wooden louvers, venetian blinds, roman shades, cellular shades, plantation shutters, curtains – the list goes on! With all of these options, one of my favorite ways to style windows is with draperies, a classic, enduring choice. Read on for my top tips!
Luxurious Layers
In high-end projects, attention to detail is paramount. This one is an inspiring example because the homeowner was willing to spend time creating something he really loves.

To balance the straight architecture of the room and the amount of wood on view, stationary side draperies are stacked in sage green outdoor fabric to prevent sun-fade over time, while accent trim stands out from the face edging, a luxury detail. The sage green fabric tones with the exterior color of the house for additional curb appeal.

Replacing the old wood shutters with woven natural grass Roman shades meant we could add a fabric liner in the back: Pull down for privacy, or up to allow a lovely filtered light through the natural grass. A beautiful and useful result.

For this San Francisco loft created to remind you of a Moroccan bazaar with a midcentury element, because of the height of the space, the best solution is remote roller shades with automated floor-to-ceiling draperies.

The weight of the draperies allows light to filter through, a sumptuous moving artwork created with patterns of sunlight that adds life to the selection of colors, patterns, and textures in the space.

This year’s Houzz Home Survey reveals that homeowners want design options offering more flexibility within the existing footprint of their homes.
Searches for TV armoires with pocket doors, queen Murphy beds, and nesting side tables have increased on Houzz, all of which create dual-use rooms by creatively hiding when not in use. Swivel accent chairs create flexible definitions between rooms, while custom cabinetry offers multiple uses. Clever storage and guest bed solutions for dual-use rooms are all increasing dramatically in demand.
